Always amazed by these arrangements. Agree with everyone who says put a fence up if you're going to sell it. If you're renting it out, then I suppose to can keep pushing the issue into another year. As long as neighbour isn't likely spoil the garden parties of tenants, etc.I walked away from a semi that I viewed. I really liked it. Vendor showed me around and there was no fence and I commented on the lack of fence. Vendor said it was so much nicer for both properties to have more space and he and the neighbour both liked it that way. I commented that my massive dogs might also like it that way since they could walk straight into the neighbour's house ... Decided not even worth a second thought. I prefer my own space. Most people do.0

The saying, "Good fences make good neighbours" appears in many cultures. There's clearly a good reason for that. If your neighbour has a right of access to reach their garden, respect that, but include a gate.

The house we bought 40 years ago had no fences either side, The neighbours said they liked it open plan, We put a hedge in which has since been replaced by fencing. Although they are shared boundaries they never offered any help or money to pay for it, We decided a couple of years ago to have it replaced by a garden company, as we are getting to old for jobs like that. It cost us £2,500 they never offered us a penny. The company that did it bumped into one of the neighbours as they were leaving and asked them if they liked the new fence. Their answer was, we dont like fences but its better than the one we had before. I was speechless when I was told about it.0

If I was selling property the criteria I would use is what would help sell the property. Desirable 16th century with open outlook with well maintained gardens sounds more appealing than stating fence can be erected, which has negative sound to it. I know estate agents get a bad press but I would look through listings of properties similar to yours and and pick out phrases that you like and would help sell then go and see your agent and re write the listing.0
