Most lenders need the report addressed to the person applying for the mortgage. Just fyi1

This is all the lender has said
"Valuer comments: There is evidence of dampness to the whole property together with possible defects to adjacent timbers. A PCA registered damp and timber treatment contractor should investigate the full extent and cost of necessary works. "

My buyer's mortgage surveyor, working for Nat west bank, also requested a damp timber report. He valued the house at £0 until this was supplied.
My estate agent persuaded me to offer to pay for this as a gesture of goodwill, and I agreed to forward it to them to pass on once I'd received it. I used all my Christmas food money on it, it was £300.
They told me to get a PCA approved damp/timber specialist and gave me the names of a few. Unfortunately, they didn't tell me to lift the floorboards in advance of the visit so the joists weren't 'inspected', and still appeared to be sales people as they recommended buying their humidifer system/damp proof course for my 1847 house. The mortgage lender threw it out as completely unsuitable, I wasted my own money on something I couldn't use again.
If it is an old house I'd recommend looking at the heritage site about damp, and choose an independent specialist.£216 saved 24 October 20140 -
