Will I need to expedite mortgage funds?

We were concerned this time last week when we were given a week’s notice to complete on a new build - our solicitor hadn’t requested anything to do with our LISAs despite me asking on multiple occasions and Skipton couldn’t promise the money in a week (fair enough, they usually ask for 30 days notice). The money got sorted ASAP and we completed yesterday. Things can be expedited, especially now the SDLT holiday has ended.However, unrelated to the money thing and a cautionary tale for the quick turnaround - check the house is finished before you agree to anything. We got our keys yesterday and none of our kitchen appliances are fitted. We were given assurances on Tuesday during our demonstration they would be done (and we had no reason not to believe them) and they haven’t been as it was a rushed job to get us in before the end of the quarter. Safe to say that all the stress last week of the money is a distant memory compared to not having an oven, hob and extractor in my first home (not to mention the dishwasher and washing machine we paid through the nose to have integrated)…2

Well I’ve spoke to our broker who liased with our solicitor, there is no pay a fee to expedite with HSBC.
But he has spoken the mortgage services department at HSBC and they have advised if our solicitor applies for the funds on the portal then rings them to pull the quote and explain our extenuating circumstances they can have it sent to solicitors in 24 hrs.
So we will wait till certificates are sent and then ask our solicitor to initiate the above scenario.
