One problem is, if the offer was accepted that long ago, prices have probably gone up quite a bit since then, so in order to find a new home to buy, you would need to spend more now.“Quis custodiet ipsos custodes?”

Its 10 months since my offer was accepted, I'm a first time buyer, the house is empty and there's no chain.
I asked the estate agent this week whether the vendor now had the elusive redemption statement that the vendor apparently requested a month ago - the final thing we're all waiting for before we can exchange - I got the following reply:
"He hasn’t heard back as of yet, but has been chasing them, he also wrote to them, but the letters have been returned to him with a note saying couldn’t be delivered. He said he will keep chasing and update me once he hears any further."
I had to laugh at the above reply - I'll be placing an offer on another property asap0 -

Have you tried talking directly to the vender?We are in the same position, the vendors solicitor tried to offer a title indemnity policy to cover the charge on the house. He told the vendors that this was normal and all high street lenders would accept.Vender called us and didn’t understand why we weren’t accepting the insurance and saying his solicitor was basically saying our solicitor didn’t have a clue!When we explained that our lender wouldn’t accept being second ranking on title and emailed him proof of the letter from our lender stating that we kind of came to an agreement. He went back to his solicitor and told him to work to get the charge taken off.The way solicitors give answers and always blaming each other we the buyer/seller never gets to the truth. Now his solicitor knows we are talking he seems to have taken a step back from his really bad attitude and even when he emails my solicitor he seems a bit nicer.But it was easier for him to make the vendors believe that we are the ones that are being picky but now the vendors know the truth.
if you can I would just contact them directly and see what they say, explain what you have been told and listen to what they have been told I bet it will be 2 different stories.0 -

Yes I might well write to the seller so at least they are hearing from me direct and not the through the EA/solicitor - it'll bring a bit of closure for me as I l know then I've done absolutely everything I can with this.
However I'll be viewing properties asap and if I find another I like I'll be pulling out of this sale.
I thought the issues with buying the house were just down to the seller's solicitor being a bit rubbish but now this charge business has come to light 10 months into the sale I think its time to leave it.
