    You're obviously entitled to something for all the distress, but that's usually a ridiculously small amount (£200, maybe). 

    If you would have gone ahead with the larger mortgage, if it had been explained properly at the outset, then you have lost nothing financially. You are simply ending up with the mortgage you should have had originally. The IFA has agreed to pick up the cost of the new application. 

    I would strongly suggest that you get another IFA to advise you whether this is now being handled correctly. You should get your existing IFA to pay, but, personally, I would want that reassurance, anyway.
