Solicitor search came back and there is a strange stuff here.
Chancel Repair liability is a legal obligation on some property owners in England & Wales to pay for
certain repairs to a church which may or may not be the local parish church. Included within our search
pack is an indemnity insurance policy to provide should any such liability arise.LEGAL INDEMNITY POLICY OF TITLE INSURANCE
FOR RESIDENTIAL PROPERTY.
What is this????? I am scared ....

Its an indemnity insurance for when the church needs massive repairs you wont legally be made to pay it. Nothing to be scared off and to be honest I've never heard of a chancel repair clause being forced.1

Don't bother - there isn't a church in the land that would try and enforce it even if they still qualify.
Google Aston Cantlow Chancel Repair Liability.Never pay on an estimated bill. Always read and understand your bill1 -
It sounds like you've already been insured against it before you found out what it was, so I would concentrate on being scared by the 1001 more likely problems...3

The policy seems to be cheaper than having a search to find out if you'd be liable
