    But would you have felt better if the EA had earned their money by taking 6 months to sell the property - with 20 or 30 sets of 'viewers' trapesing around your house in the evenings and weekends?

    I think I paid 1% + vat when selling my fathers house.  They carried out over 50 viewings, over a year, so (well and truly) earned their £3840!

    Of course not but I feel robbed of hard graft they could have done for their 1%, that's why I bugged the hell out of them until exchange took place recently after they sold me the promise of both people below me in the chain happy with a wait until November due to a new build. Got hairy with expiring mortgage offers from people bottom of the chain but we got there with a longstop date to suit all............hopefully developer keeps their side of the bargain.

    I feel robbed twice actually for my 1% infact as last house sold after 1 viewing which I had to do myself as agent couldn't attend and we got asking price. another payment for 1 day's work.

    We paid 0.9% inc VAT in July so that’s a good price
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    And to think I was upset at my charges.  Local company have 3 prices.  
    £899 upfront or
    £199 upfront then about £1200 after completion or
    £1600 after completion. 

    This includes the solicitors selling fee too. 

    Again, I was upset I went for the middle option instead of the £900 up front when house sold within 3 hours.

    I think 0.8% + vat is OK, they may well be competing for business and charging a little less than the competition.

    In the past I have had an easy peasy house to sell and  3 of the 4  wanted 1% + VAT, the fourth went for 1% inc  VAT  - for a house last year, probably the most proactive agent charge 0.9% + VAT to get the business
