DO your own research on potential valuations.
Start with asking , then SSTC and then actual sold prices
Use a sample of as similar as you can in terms of size location etc.
Unless very unusual you get a pretty decent idea of the range people are buying at.
Depending on the plans for the property you can work with a range
with 2 residential RNRB a one full NRB and potential transferable NRB there is a bit of head room even with the current high valuation.0
