    Hi,
I have two plans of the same property. One etched in red, which I believe is own ship of land. The other is shaded in colours, which I’ve been informed  means rights of ways, responsibilities and coverts to the land. Are these colours used for shading standard or could they mean different things depending when the plans were drawn?
Those two plans don't show the same property though?
As others have said, you need the words that go with them.

It is the same property. The red outline is the freehold area. The colour one shows areas of rights and responsibilities. It is the same property. The pink and gree is covered within the red outline area. The orange/brown is a access way.
One shows a property on the left of the plot and the other a property on the right.
Yes, looks like different properties. No. 92 with red edged line.

    And 59 in pink
I’ve corrected. I posted my property

That makes sense now on the images!  What do your deeds say about the right of way - it is not unusual to need to share the upkeep costs.  What does the other property's deeds say about the right of way - likewise. My parents 'own' a section of shared road, but that doesn't make them responsible for pot holes in their section and next door for ones further along - all the users share costs.
But a banker, engaged at enormous expense,
Had the whole of their cash in his care.

Thank you. My deeds just say I have access rights to enjoy the whole area ( behind all the houses so I can enter from either end ). My neighbours has informed me her only commitment to the area is to maintain the access and keep it clear. The wording relating to this I see on the deeds say that the area is subjected to right of way.

I’ve spoken two two neighbours on the same side of the road as this neighbour and both tell me they own the section behind in the alley and it is their duty to maintain it. Makes me wonder if everyone on that side of the road are the land owners as they use to have their own meetings regarding maintaining the alley. No one from my road, just theirs.
  • Look at your title.  Does it refer to a Conveyance or Deed dated........?  If it does, then you need to obtain this document (use OC2 to obtain it from HM Land Registry).  This is where it is likely to describe the colouring.

However, looking at the plans you have provided, it isn't the same property.  If you look at the shape of the property within the red/red outline, one is with a bit jutting out on the left, the other with a bit jutting out on the right.  Whatever way up you look at both documents, the shape of the property is a mirror image of the other, therefore not the same property.
Sorry I put up my one by mistake. I’ve corrected now.
I only hit the £3 copy online. I guess I need to get the full copy.
