Areas To Seek and To Avoid near Leeds in West Yorkshire

Kathy535 said:Does it have to be in Leeds itself? If you move out of Leeds to surrounding areas (especially south of Leeds) you’ll get much more for your money. Parts of Wakefield and Dewsbury are really nice and you can be in Leeds in around 15 mins on the train or 20-30 mins on the M1 (although not in rush hour!). That’s probably similar or less commuting time than if you live in Otley, Horsforth or Guisley.I live in South West Wakefield, work in Leeds City Centre and I like that home is close to the M1 and A1 for travelling down south to see family.
A 3 bed semi with parking and garden in a decent area of Wakefield will be somewhere in the region of £200-250k. Detached houses from around £235k+. I’d be looking at Sandal, Horbury, Newmillerdam, Netherton, Crigglestone, Durkar, Ossett, Midgely, Overton, Walton. And a bit further out are Notton, Woolley, Flockton, West Bretton, Emley. As always, there are good and bad parts of all of these areas.steadfast123 said:I agree with Kathy535- Leeds is expensive and you can get a lot more for your money just outside. I live in Bradford, it’s about a 30 min drive to Leeds (longer in rush hour admittedly) and there is a train station that goes to Leeds a 5 min drive away (train journey is about 12 min). The nicest 3/4 bed semis with decent gardens are about 230 around here and neighbouring Thackley. Apperley Bridge is nice and nearer to the station but a bit more expensive. All these places are just on the border with Leeds.
Is Rothwell a good area? I've found a potential house near Rothwell Country Park and it is cheaper than what I've been seeing so far!0 -
Areas to Seek:
Yeadon
Guiseley
Rawdon

Sherburn in Elmet (Affordable but unsure on transport into Leeds)
Calverley
Rodley
Maybe stretching it but Chapel Allerton is great for young couples

Rothwell is a lovely area and the country park is nice. Some good bars, shops and restaurants and you can walk to pretty much everything. Biggest downside to me is lack of train station, but there are other local ones. I'd also suggest Outwood, Stanley, Lofthouse, which all fit your criteria.

I'd throw Bingley into the hat (purely as I live there!).
20 minute train ride to Leeds centre.
On the Leeds-Liverpool Canal
St Ives estate a walk up the hill.
Plenty of new bars and cafes opening
decent 3 beds going for £250-300k1 -

Sherburn in Elmet (Affordable but unsure on transport into Leeds)Very nice links from the South Milford train station (Sherburn line does not go to Leeds). In fact I would recomend most of the North Yorkshire villages in Leeds to OP. And a few without Leeds postcodes! Of course without a car many will have issues.0 -
A few basics, some of which your partner may already know.
Public transport in West Yorkshire is reasonably priced, but the costs go up considerably once you cross the authority boundary and North Yorkshire have reduced/removed support for a number of towns and villages just outside the boundary. However, Metro have introduced Zones 6 and 7 on the Skipton line.
If your partner is going into an office within walking distance of the rail station then any station with a direct link within the West Yorks metro area could be an option. I'd suggest working out which require transfers, which only are only served by slow trains and how many connections per hour. And prioritising those with good links, and those that have bus alternatives if the rail fails.
Road connections in Leeds are hugely dependant on a small number of river crossings. If one fails buses and private transport become problematic. So live the same side of the river as your partner's work and they have a chance of getting home at a decent time. If two fail, as happened many times in my commuting life, it's a long trip home (or to work).
Check flood risk. Even in the city, it can be a problem although recent works might avoid a repetition of the Boxing Day floods. And several areas in WY are at risk from high water tables seeping from below rather than rivers bursting banks.
If you've have not made a mistake, you've made nothing1 -
I didn't think some of the smaller towns around Bradford, Wakefield and Dewsbury were that bad (I used to live around Leeds but left 10 years ago) so things may have changed since then although from memory Bingley was a good shout. Although the actual cities / towns themselves were seen with a less positive light.May you find your sister soon Helli.
