Offering and buying in Scotland

Hello, am a first time buyer in Scotland. Our solicitor has noted interest and advised there will probably be a closing date set as there are other notes of interest.

Could anyone advise on the next steps?

The house needs a damp & timber survey, do I get that before I make an offer? Or do I make my offer subject to the findings of the survey?

I'm just not sure on the process. It's quite a costly survey, and seems like a lot to pay when we don't even know if our offer well be accepted.

    As I understand the Scottish system, an offer is a binding agreement once accepted.  You would need to check with your solicitor to find out whether an offer 'subject to survey' is permitted.
  • You can make an offer subject to survey.  And even after an offer is made and accepted you can pull out. Many people do, for various reasons, leaving the sellers in the lurch sometimes ! and it costs them nothing!
    Be aware if it goes to a closing date it will most likely go for quite a bit higher than the asking price

    No it's only binding when Missives are concluded

    Depending on the area, the house will be priced slightly lower than the home report to generate interest, once it goes to the closing date then there is enough interest.

    Again depending on the area the house can achieve a substantial offer over the home report value, You can't mortgage the overpayment so you need to figure out the max you can afford and hope it's enough.

    Ask the estate agent if the sellers would consider getting the damp and timber survey and adding it to the home report - sometimes happens.
