gas safe/ corgy person please

Hi All,

Very simply I have an apointment to see which new boiler is suitable for my flat soon. In the belief that a new boiler was then fitted in the near future, what is the situation with regards the yearly safety certificate, please? Many would hope that being a new install at the very least the first year's safety check would be covered. I'm interested to know the relivant law/s and industry custom/s, in case the landlords called Orbit start shouting their mouth off.

Orbit are the sort to demand a yearly safety check that they did not turn up for, then 2 weeks later ask me to be at home for a new boiler install survey. Like why safety check a boiler that in a month or so will most likely be in the skip???

    FWiW, I have had two boilers installed in two properties and the GSC forms part of the Gas Boiler System Commissioning Checklist which is at the rear of the boiler commissioning and installation guide. There is also a Service Record  should be completed each year. 

    As the new installation has to be notified by your installer to your Local Authority Building Control you should also receive a Building Regulations Compliance Certificate 
  • Dolor that was quick,  so am I correct in believeing that when the install takes place I should ask about a Building Regulations Compliance Certificate that covers the first year GSC? 

    I tape the service certificate to the front of the boiler each year just in case.

    Seriously, no joke of the day. In today's post I have a Solicitor's letter about the gsc not being done on the likely out going boiler.
    This is even after I called the company doing the check  on Monday just gone to confirm the appointment for the next day. The next day came, nobody showed up. I'm advised that phone calls are recorded.

  • Your installer notifies the Gas Safe Register that a new boiler has been installed.

    How to get a Building Regulations Certificate

    Your Gas Safe registered engineer just needs to notify through Gas Safe Register. Once they’ve done this, we will inform your local authority and you’ll receive your Building Regulations Compliance Certificate in the post in 10-15 working days.

    Because the Building Regulations Compliance Certificate belongs to the property in which the appliance has been installed, make sure you keep it safe; it’ll come in useful if you sell your home or decide to remortgage. For example, if a new boiler has been installed, the certificate confirms that the boiler has been installed correctly and safety at the property.

    Additional information

    Once your new installation is complete, the local authority needs to be notified within 30 days. You can contact us at Gas Safe Register to:

    • Check your engineer has notified the appliance
    • Order a replacement certificate if needed

    If your Gas Safe registered engineer hasn’t notified the installation within 30 days, contact them and ask them to do so as soon as possible.

  • Given that you know what you are talking about, I find it strange that Orbit (the land lords) are insistant on having the contractors service check a boiler that is likely to be replaced very soon. They must know that a survey for a new boiler is being done first. The check last year was done in November, yet they seem that board that they must do the check imediatley.

    Is it 100% for real that the cetificate I have like the example one dose not identify which boiler was part of the service check? Cars have reference numbers to try and keep dangerous cars off the road.

    The certificate in Dolor's photo includes the boiler serial number (at the top, right under the make and model). Does yours not state this?

  • QrizB yes you are 100% correct the boiler serial number is there. All it is I was looking at mine from an angle that is on the side of my boiler rather than the front

  • QrizB not surprisingly I've not had to read the gsc that much before, just the date that the previous year's check was done. The contractors seem to want to do the checks when they are board, so most definatly do not get done anywere near a year since the last time, 6 months if they could get away with it
