A garden room.cabin instead of a connie?

Hi.
Planning Regs usually allow for a connie to be built on to a house, provided 'external' doors remain betwixt the two. Are there any specifications that the connie itself has to follow in terms of insulation or construction, tho'?
Or, could an off-the-shelf timber 'garden room' or cabin be added instead? Ie, abut the house? (Just trying to think of a nicer option to a PVC connie for a relative   )
If this is a goer, would an off-the-shelf item usually be a faster/cheaper build than bespoke?
Thanks.

By "connie", I assume you mean a conservatory?

The whole point of building regs requiring external-grade doors to remain between it and the house is so that it can be as poorly insulated, freezing-in-winter-boiling-in-summer as you wish.

"Garden room" is usually a good euphemism for conservatory.

I thought - perhaps incorrectly - that a garden room, cabin or summer house had to be at least 2m from a house, and therefore couldn't abut it......

An orangerie, otoh, is just a posher version of a conservatory and those can adjoin the main building.

Although we currently reside in Wales, so it might be different here 😉

What will the 'garden room' be used for?

  • Thanks all.
It'll be used exactly as a connie (yes, conservatory) would - for sitting out in on nice days. Just trying to get away from the PVC look and feel.
Ah, so an 'orangery' it'll be then
Just wondering if these off-the-shelf cabins - we are talking small, say 4m x 3m max - can be fitted against a house wall rather than the usual out-in-the-garden location?

That would probably make the room to which it is adjoined incredibly dark.

You do realise they'll have four walls...?

And they probably won't stand up very well if you try to simply leave one off. These things are structurally bare-minimum.

There aren't rules for the conservatory itself, no.  Hence you need to retain external door to maintain the thermal
    envelope and integrity of house.

Can you add a timber garden room?  Yes, following the same rules (doors) or meeting those of an extension.

Timber garden room frames go from 'shed' to the same quality as a house, with SIPs.  They are not all alike.

  • Have you any idea how long it takes to type out 'consevratory' every time? And having to check the spelling each time too.
