So you have no income but you are wanting to get a business loan for least 570k. How will you finance the initial running costs of the business if you have no money aside. I tjink you have a alot learning ahead of yourself. You will need to the rules and regs of a pub and also the campsite.

I think your jumping with both feet without thinking it through. Do you have any experience in the pub trade or running a campsite
I agree. I find the whole thing very daunting and scary!

Also how is the pub run for beer. Like are you a tenant under brewery where you can't make alot of profit as the brewery sets the price of the beer you buy and then you have to try and increase beer prices which the public won't like and will go to a chain run pub. Watch Tom kerridges programme about the bar trade it was on BBC so should be on i player.

Have you got a licence to sell alcohol yet. Have you completed courses about food health and safety. There's alot to think about tother than just buy a pub and campsite.

How will you split your time between them.

    The timing is purely coincidence.

Good that you had the vision to see through it and block so you are secure.  Sharing means others are now aware that may not have been.

Earnings before interest, taxes, depreciation, and amortization.

I'd suggest getting an accountant to cast an eye over the accounts, and see if they have monthly management accounts you can see that are more recent.

  • The fact that you and your partner have both run pubs in the past and your partner's son is an experienced chef who will join the business is a massive plus. So many pubs fail because prospective owners/tenants are inexperienced, think that a week long course will prepare them for the life, and have no idea of the sheer hard work and commitment needed. All credit to you and good luck if you go ahead.
