Lower ground floor flat

Interested in a lower ground floor flat. On a main road but the ground floor is behind a estate agent hopefully the traffic will less audible. It has also a
Chinese takeaway nextdoor
 Not sure whether smell will be a problem.It is a lovely flat. With lower ground floor what are the disadvantages apart from damp issue ? Thanks

    Your main issue will be finding a mortgage provider that will lend on a property next to a takeaway.

  • The main issue for me is the flooring... if it's just some old wooden flooring with poor insulation (not sure if thats the best way of describing it) then you may get woken up a lot at night by the person above you walking about.

    I learnt this the hard way when living beneath some complete idiot 'stomper' who didn't know how to walk properly, despite me repeatedly telling him about it.

    I also lived in another flat with a similar problem, although not *quite* as bad.

    Unless I'm living in a modern / well soundproofed flat then I'll do whatever I can to be on the top floor.

    Another thing that puts me off ground floor flats is the increased chances of getting burgled.

    A flat behind a shop will itself be a problem from the point of view of getting a mortgage.

    Lower ground floor, so in the basement? Behind an estate agent, next to a takeaway? It’s better to be patient and buy elsewhere. Don’t be fooled by how lovely it looks, living in it will be something else. One would be advised not to rent it let alone buy it! 
    Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

  • Having once lived next to a Chinese takeaway I would say definitely find somewhere else.

    Constant smell meant closed windows all the time, the smell came in through the bathroom vent as well. 

    Customers eating outside and depositing the remains on the path. Then the staff eating in the early hours after closing and pans banging as they washed up. Don't do it, find a better option.
