  • It's not a bad idea to keep looking when you find a property. So many sales fall through, if you still have a 'handle' on the market and one or two places of interest in reserve it can save valuable time if your buyer did pull out or gazump you.

    As for letting a vendor down, it's a business transaction and until it's done it's not done, so you must do what is best for you - nobody should buy a home to please the seller!!

    All that said, a detatched house for £50K less than a nearby semi sounds too good to be true, and if something sounds too good to be true..........

    The only reason I'm in this quandary is that the price I've offered on the semi is the maximum I could do whereas the detached is well within budget so would potentially give me more headroom for contingencies. I love the semi and if I'd kept away from Rightmove I'd have probably been happier, planning for exchange etc. 
    Location has always commanded a premium.

  • We lived in a cul-de-sac and it was hell on earth - children constantly playing football, thudding balls against our car, using our garden as a playground, parents having almost daily street parties during lockdown, problems parking.

    I have lived in three different cul de sacs in different parts of the country and never had a problem.

    It turned out to be anticlimactic. Didn't like it, everything felt a bit cheap and dated. Needs a lot of work, no central heating and the garden was tiny (photos in the advert were really misleading). So happy to walk away from this and progress the original purchase. First thing I did after getting into my car - deleted Rightmove on my phone!

    AFF - I agree. This is in Kent, so the market is really hot. For the first house, I offered £12k over asking and will do the same for the second, maybe even higher depending on competition.
