It’s an unlabelled warehouse that does deliveries for app based delivery services. The customer doesn’t know where the goods are coming from and think it is a local store.

There are also “dark kitchens” doing the same thing and undermining local restaurants and takeouts in the process.
So is Deliveroo Editions a "dark kitchen"? Where Deliveroo have opened a large facility and existing restaurants etc rent a kitchen in it purely for the purposes of supplying Deliveroo?

The term feels more like TK Maxx' type setup where fake brands are created and sold as independents... most (if not all) the Deliveroo Editions are known places.
The Doc is right.   A dark kitchen is one that has no "shopfront" to it.  It might be supplying exactly the same dish via Deliveroo or Just Eat or a local equivalent.  There might be an existing restaurant/takeaway as well - or it may only operate there.  The dark is because the customer doesn't know it wasn't prepared in a standard restaurant/takeaway.  Not heard of Deliveroo Editions - but it's a variant.  Depends if the customer knows their dish is coming from the satellite kitchen as opposed to a local branch.  Customers may not even care.

It might well be that one catering company could set up a large dark kitchen and sell different styles under different names - just a bigger version of a takeway that sells fish and chips and kebabs and burgers.    I don't think calling them "fake" brands is justified.  Again, does the customer care?  As long as the price is right and the OP gets there promptly - maybe not....
Deliveroo are overt that its from their "dedicated kitchens" if you bother to read the blurb about why its got the different marker against it... I actively choose it personally as its about 500m from the temp office I've been renting since lockdown but never actually gone down the side road its on to see what its like.... did still have one guy get confused and delivered it to DHL rather than us (who are two doors down)... that was the only DHL parcel we've ever had delivered speedily!
