The OP's solicitor has submitted their COT to the lender, suggesting that they are ready. Therefore, it must the seller's solicitor who is not yet ready - could be they are waiting for a redemption statement in order to pay off the existing mortgage on completion, or it simply could be that one of the solicitors or one of the clients has not been contactable to complete the exchange. OP could telephone to find out as you suggested.
OP hasn't said if the solicitor has asked for their authority to proceed. I believe OP said that the completion date had been agreed by them and the seller, but that the solicitors hadn't confirmed whether it was agreed.0 -
It seems like mine are ready to exchange this is what my solicitor has emailed see below - they are working towards the 17th? So I think it’s purely down to sellers solicitors not our end.Hi Scott
We can exchange anytime up to and including the 17th – but obviously earlier the better for certainty. I’ve emailed the sellers solicitors to see if they are ready to exchange. When they are ready I’ll let you know.0
