"Acting for Lender" Fee from Seller's Solicitor

Hi,
I am selling my property and my solicitor has asked me for an "Acting for Lender" fee of £120. Since I am selling and there is no lender, is he mistaken? Or am I?

Strictly speaking I would say they're mistaken - unless something unusual is going on, they're not acting for the lender in a sale. They do however have to deal with redemption of your mortgage etc so in theory it's not unreasonable for them to charge you more than they would for selling a mortgage-free property, given there's more work involved. Your buyer's mortgage is irrelevant.0

Our mortgage has been paid off, the property is freehold. I have the paperwork showing this. Would the fee still apply in this case?0

Solicitor's mistake.Have they actually billed you for this, or is this from a list of their charges provided upfront? Probably this is what they would charge at the end if they did have to act for lender.But not very impressive/helpful quote...!0

good job you checked the invoice for this, some people would overlook this. If no lender involved query and get it taken off"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

It was on the estimate. They have no taken it off and reissued the estimate. Thanks all!2
