LR Title Register Purchase

Hi all,

Sorry to make a new topic just for this but I can’t find anything that specifically answers what I’m after.

I bought my house in February 2020 and during a recent conversation with a cousin she told me she’d bought the Title Register (£3 Land Registry one) to my house. I get some folk are nebby and her accessing it doesn’t particularly bother me, however it is now in my mind that any old person can access my name, address and house information for a few quid.

Is there a way to find out if someone has bought my Title Register info?
I’m not a secretive paranoid person by any means but there are a couple of folk I’d rather not think could get this information of mine…or if they do then at least be informed of such? Or is the £3 Title Register purchase fully anonymous for the person who buys it?

Hopefully this makes sense, thanks in advance.

It's anonymous. It's a public register, not your personal information in any way.

    No.
Property ownership is not secret and anyone can look at the Register.

However you might want to consider signing up the the free alert system. Any application to change the register will then be emailed to you. It's very rare but there are occassional scams where people try to sell a property they don't own- tends to be rented or empty properties though.

  • Thank you both for explaining that to me, I appreciate having some clarity now.

Will definitely look into this on the ‘just in case’ front, thank you for sharing.
  • Hi All,

I am currently in the process of buying a house & would like to purchase my neighbours  deeds to check our boundaries vs theirs.

If my neighbour has property alerts services set up, can you advise whether they will get notified of their download of deeds from my end.  Additionally if they do get informed I have purchased their deeds through HM land registry, what will show as apart of the alert? Will it show my personal details as purchaser of deeds or will this be concealed under data protection?

Essentially would like to confirm if the owner of a property will be advised of deeds Downloads if they do have property alerts set up? If not, what type of notifications do they get? Interested in registering my own property for the alerts.
  • As above, if someone has the property alerts set up, then they will be notified if someone has made an application to change the title (i.e. a new mortgage, new charge, updating names etc).  There will be no alert for someone simply downloading the existing title.  No details of the party making the application will be revealed.

Amazing! Thank you for confirming all that information remains confidential! Given our situation due to boundary dispute we would prefer it to remain anon so this is great news! I’m planning to set up property alert on mine so thanks for affirming the type of stuff it will alert on 😊

You're looking to purchase a property that has an ongoing boundary dispute? Is that wise?

And even if it were, wouldn't it be simpler to let your solicitor get the relevant deeds and advise you?

To be fair the solicitor might not automatically buy the deeds of the house next door unless specifically asked to do so, so if OP wants to buy them and then pass a copy to the solicitor it probably won't be a duplication of cost.

Agreed that I wouldn't want to walk into a property purchase knowing there was a boundary dispute though.
