I've been wondering what Estate regulations means, and if by not adhering to them I'm only in breach of the lease, and not liable for 'fines' or charges from a commercial-style contract. It sounds like the Estate regulations are a black box, and can be changed at the whim of OPS. I've noticed all the signs have been taped over with an amendment increasing the parking charge from £60 to £100 for example.

I think you need legal advice for the questions you are posting, parking per se seems pretty much tangential to them.
Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .

I provide only my personal opinion, it is not a legal opinion, it is simply a personal one. I am not a lawyer.

Good decision and don't buy another one which is infested by parking sharks.

Just a reminder to update your V5C as well as driving licence (we understand that the DVLA don’t yet do joined up data rectification, despite that being illegal under the GDPR) and to tell OPS your new address when you move.

Will be filing my defence tomorrow. Recently I found out they're also pursuing me for a 6th parking charge (from the same period when they didn't send my permit) with Gladstones as opposed to DCB Legal. No Letter Before Claim yet, but is creating multiple claims a tactic of these companies?

Yes it is , but you can use cause of action estoppel to assist with multiple serial claims , if necessary , plus ask for consolidation ( Henderson Vs Henderson ) if you have 2 or more similar claims on the go
