Garage conversion ideas on what cost should be?

Hi, 
 We are looking into getting our single garage converted into another bedroom next year and the quotes so far have ranged anywhere between 7,000 to 33,000! Our bank tells us it should be between 5,000 and 9,000. Our strict budget is 7,500. Do you think we could get it done for this? We live in Norfolk. I've no idea what price to expect!

    Do you know what type of construction the garage is ?
    i.e. Cavity wall or single skin brick/block ?
    How high is the roof, and is it insulated ?
    Have you checked planning and building regs requirements ?
    If it is an integrated or attached garage, conversion should fall under permitted development. You will need Building Regulation approval (don't let a builder tell you otherwise). Depending on the amount of work needed, and how much you are able to do yourselves, £7500 may be achievable.

    The garage is single skin brick, it is a attached garage. I've spoken to the council about building regs already. There is electricity in one end of the garage working but will certainly need updating. We just need it finished to plaster stage, we can decorate it and lay carpet down ourselves but that's as far as our diy skills go! I've been told the height of the roof is good enough. Will need a new roof rubber or fibreglass. Just amazed how the prices can differ so much!

    Your bank think it knows how much a garage conversion costs?   Is it some kind of blog written for web content or have they expanded their repertoire into construction estimating?  

    The roof is going to take a chunk of your money.  It's probably worth starting with roofing quotes and working out how you're going to insulate it now - from inside or outside.  Outside might be the better idea, if practical.

    I don't think you'll pull it in for what you want without employing separate trades for each job, particularly given the price increases we've been experiencing of late.
