Only one roofing quote!

We have a hole in our slate tile roof and water comes in during heavy rain. We have tried at least 10 local roofers but only has one turned up. He said we needed a new roof at a cost of £15,500 plus £1450 for scaffolding. We have nothing to compare this with and have no idea if this is fair or not. Also worried every time it rains. We have an Edwardian mid terrace. We are not really worried about wether we have slate or tile, whatever is cheapest as we will have to take out a loan to pay for it

If the building is listed or you are in a conservation area, you may well not have an option but to stick with slate. Putting tiles on, especially heavy concrete ones, will put additional stress on the roof timbers & walls - If you go that route, you should get a structural engineer in to advise on what additional work needs doing. Don't take the opinion of a roofer on that, as he will be long gone before structural issues become apparent.To be honest, £15,500 doesn't sound too outlandish if all new slate is being used - At that price, it won't be Welsh or Cumbrian slate. While the scaffold is up, you will have opportunity to fix any problem gutters, fascia, and paint.Her courage will change the world.

Go with slate 100yr plus life span, concrete 30yrs and loads of weight on old roof0
