Nice try, but it looks like they had to get more aggressive with their price cuts 5 months later. I do wonder if they would have accepted an offer of £467K on 30/03/21 or if they needed the extra 5 months to be prepared to go that much lower?0 -
I've bought OIEO properties for ~5% under the OIEO price.
OIEO often indicates a stubborn seller who thinks their property is worth more than the estate agent does. It's listed as OIEO as an attempt to appease the seller, but still get some foot traffic.
After a period of time, the agent convinces the seller that the OIEO price is the "ask" price, and the deal price is some distance below that price.
I wouldn't bother offering low on an OIEO property within the first four weeks. After that, you might try and see. In my most recent case, I was the third offer after a few months, and I think the sellers realised they weren't going to get any better - at least not from proceedable buyers.
