Mortgage during IVA term

Hi. I took out an IVA last year. My partner and I are joint mortgage holders on a property but we have now decided to separate. My partner is planning to release equity from our property in order to buy me out. If I pay off my IVA and have enough for a deposit on a new property, would I be able to get a mortgage given that my credit rating will still be affected by the IVA? My Mum has said she will be guarantor on  mortgage if that would help. 
Any advice that anyone can provide, I would be so grateful 🙏
