    We replied today to say that we will await a formal S21 should she want us to vacate and we have said we would like to be there when she visits next weekend . We have been accommodating by giving her the days and hours we will be around - which is pretty much most of the day to make sure we are there. 

    Her reply has been as follows-
    "I’m not sure I can be there at the time you specify . I am giving you notice in advance that popping in to see the house however. Your contract is up in october and so after that will be rolling terms of one month to my understanding. It is possible that a landlord investor will buy and you will be able  to remain in situ. 
    The agent will be taking images on Tuesday afternoon and viewings will also commence from Tuesday afternoon but we will give you 24 hours notice each time. The agent has his own key"...

    So in the space of 24 hours it has changed from the agents coming on Monday with viewings the following week to someone coming on Tuesday and the property being viewed on Tuesday. 

    Would you just pop into their home.... Of course not. How bizarre.

    What is even more bizarre, they have an agent..... Surely the agent would advise them!

    No way agree to ANY of your belongings on photos etc. At all. 
    Forty and fabulous, well that's what my cards say....
  • Havent heard anything from landlady today after asking her to communicate with us in message or text.

    Had lettings agent call to say that LL wasnt aware that she needs to serve s21 notice and that she got in a panic about that. 

    Someone mentioned that if she served an s21 that it wouldn't be valid, I'm just wondering how so?

    So many questions.
    Did the Landlady protect your deposit within 30 days from you paying it into her account ?
    Did she serve the prescribed information and get you to sign a copy of both the Deposit certificate and PI ?
    Did you receive a " How to Rent leaflet "
    Did she do Right To Rent checks ?
    Have you received the EPC for the rental.
    It should have been with the advert when you found the rental at the Letting agents and should still be valid.
    Same with GSC, EICR

    If you look at the stickies at the top of the housing forum, put together by the very knowledgeable GM, in the guide to ending a tenancy is a S21 validity checker you might want to look at so you’re up to speed on your rights. 

    All shall be well, and all shall be well, and all manner of things shall be well.
