    You are right, the crack is priority. Just waiting for my builder to actually start works, seems really busy during summer might need to make alternative arrangements.

    Update: Thanks all for your contributions.
    Structural engineer report was produced.
    I was advised to install stainless steel heli bars, replace the lintel, and recommended inspection of the drain to make sure it is not blocked.

    Mortgage was approved today and works have started.

    Thanks for the update. The lintel looks like it could be a brick arch.

    The report "Replace the lintel with a R6 Naylor or similar 140x100 reinforced concrete lintel allowing for 150mm bearing on each side.
