I'm 58, on ESA (support group, the one where I'm expected not to work) I receive severe disablement supplement with my ESA and also receive PIP at the enhanced rate 89.60 living component and 23.70 mobility.I am exempt from council tax.I am selling my home which I have a mortgage on and will realise equity of 50k.I want to buy a shared ownership property and put 35k towards the share to buy percentage. My rent would be aprox, 350 monthly. Will I receive housing benefit to help pay the rent as I don't currently receive housing benefit and receive SMI for my current mortgage ?

New claims for housing benefit are no longer possible so you will need to claim UNiversal Credit for help with your rent. Once you claim UC your Income Related ESA will end. If any part of it is Contributions based this will continue but will be deducted from your UC entitlement.Your Support Group award will be honoured in UC and you will be placed into the LCWRA group. As you're receiving the SDP in with your ESA you will be entitled to a transitional support protection of and extra £120 in your maximum UC entitlement.I also note that you're currently claiming SMI, have you taken into consideration that this is only a loan and will need to be repaid back once you sell your home. Although how this works i'm not sure. See link. https://www.gov.uk/support-for-mortgage-interest/repaying-your-loan

I have looked at this and it seems I can transfer the loan to my new property, as it is mortgaged and would continue to receive SMI support for my new mortgage.Hopefully I understood the latter correctly.Thank you very much for you advicepoppy12345 said:New claims for housing benefit are no longer possible so you will need to claim UNiversal Credit for help with your rent. But if you wanted help with the rent part, that would mean claiming Universal credit as new claims for housing benefit are no longer possible.andycov30 said:
