  • Sounds like you got away with it, Kev!
Most FPRs have clauses which exclude 'sludge'-caused problems (since that is lack of maintenance and not a 'fault'), and the most expensive parts like the main exchanger.
I couldn't see these exclusions on Baxis' website, so fingers crossed you're ok
You should get your system cleaned, tho'...

As JC says you need to get the system cleaned and fairly sharpish also get a filter fitted that should trap most of the crap that might be left circulating in the system.
Sorry I can't think of anything profound, clever or witty to write here.

Yeah, fingers crossed that they don't come back with that, they've already done a load of work without making any T&C's available to me, bit weird really. I'll ask the engineer what he suggests to make sure it doesn't happen again, eg. a powerflush, chemical cleaner etc.

As I said earlier in the thread, when the boiler was fitted in 2015 it was moved to a new location (~5 metres away), filter fitted and all new radiators. I'm not sure how much of the pipe work was changed, but a few radiators were moved and extras added, so quite a bit must've been changed.
So I'm no expert, but I'm not really sure where the crap in the system came from that quickly. It seems as if this was causing an issue for the previous owners within 3 years of installation, so something is going on.
  • Yes, that's a strange one, Kev.
The new boiler in 2015 should have necessitated a power-flush, for warranty reasons as much as anything else. But it's very strange that your mag filter has collected such little sludge when seemingly enough has got by to block the main exchanger!
    Summat weird going on.
P2P exchangers can block over time with just a little sludge, even with a mag filter installed (I know this personally...). But the main-X takes a lot more, so would usually only happen on a really dirty system.
But, hey - you'll soon have your answer; when they P-F it, you should be able to see what they have collected.
In your 'defence', there was a new boiler fitted in 2015, a mag filter installed, so you could rightly assume that the correct process was followed.

To give another update; the Baxi chap came back and changed every part in the boiler that water goes through and it's now working fine. I asked about a powerflush and he said he's put a mild cleaner in which also acts as the inhibitor and he seemed to think that'd do it?!
My direct debit didn't go through for some reason and they sent me a letter saying I could phone them to sort it out, or they'd just cancel the contract, so it seems as if I could've got away without paying anything. Since I already think I've got a very good deal out of this I have paid the outstandng and sorted the ongoing payment.
So a real thumbs up to Baxi here, excellent service.
  • Baxi after sales have been known to apply some local common sense when dealing with in/out of warranty call outs. baxi are part of BDR Thermea there Ok.

The duotech is a decent quality boiler, they suffer from not being serviced or installed correctly (same if your car/van is just mot'ed only every year)

Baxi have been my favourite gas boiler for many years here in uk and proper europe. . Others will disagree and explain why
