50% freehold- but who does the gutters?

Hopefully someone can give some advice. I own the top floor flat of a converted house (50% share of freehold). The gutters desperately need cleaning but it’s unclear on the underlying lease document who is responsible for what share of the cost. The language is very vague and dated. Is it best practice just to split this 50-50 as the guttering impacts both of us?

As far as I know, most leasehold flats share the responsibility for things like the roof, the outer fabric, drains, etc. Each leaseholder is essentially responsible for their own internals.I'm surprised the deeds don't mention this - what does it say about the outer fabric? The drains? Stuff like that?It is obviously to the benefit of both flats that things like the gutters are kept clean, so it 'should' be a shared responsibility.1
