Apparently escape artist dog manages to escape for everyone normally - so I am not specialGood job she knows me so does eventually come back after me singing her name across numerous fields,,,
Feel sorry for bitey dog going to kennels tomorrow - he is cute when he gets one on one attention -and him being away from home but I gather he is always a nightmare since he got there 2 months ago - but I know the lady who runs the kennels and she is amazing, kind, cares about the animals and maybe she have better luck than I do as she more of an expert!DON'T BUY STUFF (from Frugalwoods)
No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

Don't blame you for finding a different temporary home for the dog, sounds like a right menace. It's one thing when it's your own I suppose, but you've taken on quite a project looking after everything else!
Excellent financial progress there 😊4 -
You're doing really well. I think on the home goal - the mortgage rates are currently climbing and therefore I'd want to lock in - but hopefully that interest rate rise benefits your savings while you wait.Achieve FIRE/Mortgage Neutrality in 2030

So hard to get work done - I am really behind so starting now 9pm! The horse's eye is great though, all mammals settled for a couple hours I hope!
I do feel guilty about the dog being separated and he will be scared but as you say he is not mine, he is going somewhere we all trust and its only for 7 days. Since he been separated from the others in terms of walking with the big dogs and being with the Malumute in the day - now in the stables he does seem calmer.
The rest of my family who have lived with him are all saying its fine if I lose him - they will forgive meApparently he is only listening to his 'head dog' owner and gone for her husband and one of the kids..
My 5 inch bruise and bite has largely healed but I will have a scar.
Having made some great money with the ir**h bookie they gubbed me ;( I did win over £260 on a happy wheel, been with them for years and made loads on of football accas
Ah well.savingholmes said:You're doing really well. I think on the home goal - the mortgage rates are currently climbing and therefore I'd want to lock in - but hopefully that interest rate rise benefits your savings while you wait.I get you - I do not think however london house prices will outpace my savings rate and interest and it seems playing with the figures that the greater my LTV actually hugely helps with getting mortgage % down. From 80% to 75% LTV is over 1 % point drop. I am aiming for 25% deposit - the £125k
A friend who lives in London says she think flat prices will fall in the next year what with the crunch and utility bills as well..
I also know from spending time when I can get away from the dogs (I darent move right now in case he wakes - it comforts him him seeing me) that I am sitting outside here a lot - they have an open conservatory thing so you can sit even in the rain and be dry and fairy lights on. So I want a garden, nothing huge - 13 ft square would even do or bigger , so I can sit outside with a parasol or blinds attached to the wall so I can roll them in and out
So I need to start looking a bit further out in London -
That daily current rate of £29 interest on my ran through figures above - ouch - to the bank plus my CT will be more and there may be a monthly service charge as freehold in London is expensive. That will be more than I pay for rent! - I have to really love a house to pay £29 daily in interest. If my rent situation changes then I will have to look again but hopefully it will be ok maybe even up to 3 years - not that I am planning to wait that long
I need a 2 bed, with a garden and freehold in London with lots of light that I can afford, under 500k and get paid off super fast. Thats the goal.
I am super hoping this side hobby comes off - I bought the course but had no time here to get it looked at all. If the side hobby comes off in terms of the collab I will be just thinking wait to buy and save every single extra penny to the mortgage fund (and SIPP!) . I was walking the dogs today (4 of them only for once as one had a run when she escaped and I walk bitey dog seperately now) and I was adding up my bare minimum spends + then the extras such as entertainment (expensive in London) travel, clothes, sipps etc.
I feel that having had a few months off my MFW diary I let the spending go a bit awry, plus having no invoices paid ..meant I could not budget - or chose not to properly. So for those people lurking and not starting a diary it does make a real difference in motivation - posting daily where possible, TT daily, tracking my NSD's
I need to up the income and increase free money, ebaying loads and start winning entertainment stuff again as then I can really fly.
This house buying is a huge goal but actually it is completely doable - I just need to get focused on the saving.

I agree re LTV levels - the difference can be huge - especially on your size of mortgage.

I’m loving your countryside adventure- are you sure London is for you?! 😂
I have read Tilly’s diary a couple of times - it’s really good for inspiration. I even have a quote saved in my inbox from someone who had posted on her diary (I can’t remember who now), who summed up her and her husband’s route to freedom - it was so inspiring I sent a copy to Mr MV. Read it again the other day too. It just focuses the mind!Mortgage free 16/06/2023! £132,500 cleared in 11 years, 3 months and 7 days

Swapping my stilettos for muddy wellies is not a permanent choice I will choose to make
I love animals but this has cured me from wanting a dog !
bitey dog got me up at 1amI have fed all dogs and 2 horses and now sat outside with my first coffee by bitey dog - he is cute one on one but I need the extra 90 mins minimum extra time he is per day with all this separation
Cats, fish and 2 x dog walks are next
then work
Apparently a horse person doing this job gets £700 a week according to the horse lady who popped by - we need to work one of the dressage horses but i haven’t time to get him on the rope right now
plus live in dog and cat sitter ..
I am not charging anything but have demanded a bottle of rose champagne on their return !The husband is an amazing carpenter so I am planning to ask for a serious discount when I finally buy a home on my floors
@savingholmes indeed you are right - I had not realised just how much LTV makes a difference given I need such a large mortgage
I am planning to read through Tilly journal - about a third of way through - she is very inspiring on the ebaying, tight grocery spends, lodgers and even surveys etc given her and her husband are /were both HR taxpayers
If I can get a decent size 2 bed near a tube I will consider a m-f lodgerDON'T BUY STUFF (from Frugalwoods)

Hi Ladywithaplan finally got to the end of your diary you've done so well. Amazing savings and I totally get your conundrum re buying or not. I did live in London for 4 years had very cheap rents (I was a property Guardian) and rented out my house down South in the meantime.Property prices in London are scary and you get so little. I know some people love the place or need to be there for work. If you're rich and can afford to live in a lovely place or pay cheap rent then it's fine however I would rather be outside. I've got 2 hours door to door to my office in London £400k buys you a fully refurbed 4 bed detached house where I am. If you're not thinking of buying for yourself what about buying a buy to let outright outside of London. Down here 2 bed flats sell for about £150k. You could still get a mortgage for your own place but at least you get on the property ladder.Anyway enough waffle just thought I would let you know I got to the end. Good luck with horses and hounds.Save £12k in 25 No 49
