If you are paying your rent section 21 is not what will affect your credit. All they are doing is evicting you. Just gives you time if you need time to move or buy. That’s my understanding anyway 🤷♀️Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)

As LWAP explained they are not straight forward tenants so Section 21 might not apply which is why they are taking legal advice. Agree it is rotten of the landlords and there is such a shortage of affordable housing in London. Hopefully our fab LWAP will be fine and this is the kick up the bum she needs to buy something!Save £12k in 25 No 49

Even their affordability measures are wildly out from what their website says.. (and they want access to your bank (not just statements) and people are now under 2 weeks from moving out and not been told if they can stay or or if they have passed the new thresholds of affordability.. (freelance income is being ignored even when it is clearly monthly and consistent and savings cant be taken into account...)
We have an architect (in her 30s so quite far in her career) being told she does not earn enough for her one bed to renew!!

Buddhist wisdom does state that in each moment you are either moving towards the devilish functions inside your self or moving towards your higher path and the struggle in life is always where you are coming from - positivity or anger etc.... so the baby demon comment is cute- there is always a baby demon version in me waiting to pop out.
i am chanting for us all to win.. the community has really pulled together - we are sharing Google drives, info, spreadsheets of contacts, local MPs... etc

Thats v good to know... I have never been late in rent ever in nearly 10 years of being with this company plus I dont have a new contract yet with the new one....However I dont want to risk my mortgage possibilities - I also really dont want to get on the wrong side of lawyers - at least I could temporarily move out of London but then I lose work (some is remote but not all)... as will many who work in retail etc so they have to live here.TallGirl said:As LWAP explained they are not straight forward tenants so Section 21 might not apply which is why they are taking legal advice. Some neighbours are literally leaving London and flying back to their home countries ! They dont want to get stung with the legal fees of section 21.

The @save_dog thread has inspired me to calculate my future daily interest
As I am thinking of borrowing between £300k -£350k I may try to keep mortgage down as low as possible just to keep that daily interest figure start at something less scary .. that eternal knife edge balance between a nicer /bigger place and money stress
If I borrow at 3.79% - what MSE is suggesting on FTB rates today
£300k £31.13 per day interest - over the calendar month £946.87 interest on a £1918.20 per month payment
£350k £36.318 per day - over the calendar month 1104.67 interest on a £2238 per month payment
Current 'maybe having to move'/instability finally makes my rent v house buying scale tip towards buying!
Maths still states its still cheaper to rent as I have safety of my large deposit (some of which is in the S&S isa so possible increase ) plus the interest I am getting (even with the tax on interest)
However if I buy I get possible asset increase of the house plus SAFETY of my own home of no landlord able to give me rent increases/instability.

My Thursday course continues to be brilliant, and we are moving on to another software for database analysis next week. However we have been given a big homework project which is optional but will also provide a portfolio piece for us all to start getting work.
................... Work .............. Worked for three different clients today - they all needed 2 hours or so each to move projects forward, and I managed to be uber efficient , get all done and go to evening class as well.

I havent weighed myself in a few days and I am definitely not 100% adhering to my slow carb plan, however I did get on scales this morning and weighing in at 60.4kg so 8.8lbs lower than when I started in Aug on the EMS workouts twice a week and my nutrition changes.

@debtfreewannabe321 The chant is Nam Myoho Renge Kyo - ... Its what Tina Turner famously chanted to give her the strength to leave Ike and she continued chanting til the very end of her life. She also wrote a book 'Happiness Becomes You' on the Buddhist practise (www.sgi-uk.org)
Changing poison into medicine, then, starts with the simple step of facing your problems with the confidence that you have the power within you not just to overcome challenges, but also to thrive because of them—to rise up to greater heights than you ever have before.
Amongst other benefits, it raises your life state, wisdom, courage and compassion (for oneself and others) on a daily basis to come from that higher Buddha self and overcome one's own negative tendencies.. so when the going gets tough. the tough chant harderwhilst also taking massive action to change the situation and transform one's own inner self where needed, to overcome the fear to take action and have the wisdom and courage to take the right actions. .. I have found it invaluable in facing life head on and chanting for the best outcome for all as world peace 'kosen rufu' is also central to the Buddhist philosophy ...even the landlord Scrooges (who hopefully will gain wisdom and compassion also)
Either way in a building with lots of people feeling scared for their future I need to be as positive and life forward as possible and help keep everyones spirits up to take action

Had a busy Friday - work in morning then saw my mum in the afternoon who came up to London for a treat day - had our hair done ( a prize ) , saw the London Xmas lights, did some shopping and had a Thai meal.. (always easy to eat GF) £53.26 I picked up the cheque though my mum offered,
I am very aware that some of my friends have lost their mums in the last few years, (and are still understandably reeling) so hoping mine will be around for many more years, she is in great health but her knees are stiffening up I noticed on the various steps in the tubes. I have just got her putting her led face mask on her knees at night and she says it is definitely helping. (Bear in mind the red/blue/nir led light therapy is an actual science thing so not as crazy as it seems.

Spending .... black friday - those shops are out to get you... including my fav MAC store 25% off - I normally can get 20% off any way but 25% off all plus a lovely free gift if you spent £60... we mixed it up and I bought my first toiletries in months! As you know I have been operating on buy no new toiletries/makeup until I have got rid of existing/unused, not even replacing my favourites.
I bought the Mac cleansing oil, I have a tiny bit left in the travel mini but it is great and doesnt upset my skin...as some cleansing oils do (the new Decleo* one I am looking at you)
£27 at 25% off but it will probably last for a year, huge bottle.. I had £60 plus in my toiletry category anyway and it felt like such a luxury to use tonight. If I can drag out dregs of my mascaras til Xmas then santa claus has bought me a mascara gift set ...
I also have a fair few eye shadow compacts where I have used up the colours I like and now on the dregs plus the untouched colours, still going through those.
£224.29 total spend in one year on toiletries Ynab now tells me..
Also picked up a couple xmas gifts at a museum shop. Having really watched my pennies this year since YNAB I am finding it hard to spend frivolously.. My Xmas gift fund has been where I have pulled money out of a lot this year and now I am looking at it.
Plant Freebies
2 neighbours are moving out due to the PPH* (see @Watty1 diary) new agents, one is even moving abroad for 6 months before them both moving to Spain - so offered me loads of goodies, furniture, giant fridge... I however only took the plants... most had plant pots and I did want some more plants.. If I have to move .....

PPH/ Poo Poo Head is a phrase coined by @WelshmansDaughter, to describe Wattys ex partner, I think I was the first to shorten it to PPH (happy to be wrong) - I am feeling PPH is the new TT, a new phrase of the 2020's
