Ballpark cost for loft conversion

Afternoon all,
Please see floorplan for dimensions. I am looking for a ballpark cost of a loft extension, if anyone has any advice. The new stairs would be where the cupboard is in the smallest bedroom (top left) and would run in the same orientation as the current stairs. The roof apex runs from left to right, is approx. 9ft high at the peak, and all the woodwork in the loft is in really good condition, but totally unaltered from when the house was built in 1985. Its a terraced house, if that makes a difference. The conversion would be the entire floorspace of the loft, with the eaves used for storage cupboards. Not sure about having an en-suite up there yet, but if so it would be ideally situated as close to above the current bathroom to make the plumbing as easy as possible.
The house is currently on the market, and I'm looking at the costs to see if the figures add up in regards value of house with/without conversion.

Well I’ve recently been getting quotes for a loft conversion of similar size. I want to create a bedroom with en-suite shower room and a small study/office room up there.I’ve been quoted anything between £37-50k. I’m in Essex. That is for a dormer on the back and velux windows on the front.It’s a lot more than I was expecting. I was hoping it would be possible for about £25-28k so looks like I’m back to the drawing board (and saving!) for now.If you search for loft conversion specialists in your area they’ll usually come and give you a no obligation quote for free and also give advise as to what might be possible.2

Loft conversion specialists are just builders with branding. Just get quotes from reputable builders.3

A well respected loft conversion company i know (west london area) for a one bedroom, ensuite they charge £35k if you take their finance.
Thats their minimum charge which includes a basic en-suite and the minimum of electrical work although their cost includes decoration and laminate flooring.
