    Yes we do it every single time without fail. Then we're always bottom of chain and make our rental money back. Every single time.

  • We did this and I don’t think we would have gotten our current house if we hadn’t been chain free. Plus if the estate agent is to be believed the next offer was 10k above ours but they wanted chain free so that covered the rent cost in my head. 
    Luckily house prices weren’t moving as fast as they have been lately so it worked out really well for us and I found it a lot less stressful not managing a sale and purchase at the same time, albeit more hassle moving twice.
    I’d consider doing the same again but I think we had some luck on our side, if we’d have done it six months later prices might have shot up 20-30k whilst we were out of the market.

    If you have children of school age or pets or specific travel needs then it's not quite as smooth sailing as some are suggesting, that's also assuming the availability of rentals is good.  It can be useful if the place you are moving in to needs renovations done. You are playing the market though, which may or may not work out.

    The majority of house sales and purchases involve people who are in chains so it's not an unsurmountable issue.

    I negotiated on price of the house we've just because I was in such a good position to move.
    it's worked every time with me.  I moved 3 hours away 12 months ago, rented (quite a small property). This gave me time to look at what I wanted. 

    I got nearly 10% off asking (in the same type of "hot cakes" area everyone talks about ...). I also had a rental overlap of a month to do some remedial work on the new property before moving in - saved me hotel costs.

    I know my vendors had had someone pull out before us, so they lost the house they wanted. Then the house they wanted came back on (lots do) so they were happy to take a reduction for a quick move. In fact no-one paid asking price as our vendors got a reduction too.

    no one mucked about, everyone kept to their word. 
  • Op - life is too short not to move on if that is your wish. 
    You have a great amount of equity - don't "put it under the mattress" and wait. Get moving! 
    I know this is a money saving site, but you have to balance that with a bit of calculated risk and enjoyment of life.
