Latent defect

My new neighbour is renovating the neighbouring terraced house including constructing a loft conversion prior to renting out the property.
No Party Wall Agreement was offered to me until work was well underway. No surveyors have been involved. l have a verbal agreement that they will make good any damage and I have no cause to doubt their word. However, I need to get the best protection I can for now and in the future and their attempt at a written undertaking leaves a lot to be desired. I am constructing some wording to give me the best protection for any unexpected hiccups now and in the future. I am trying not to get too involved in the legalise and to maintain a friendly relationship with my neighbour and his builder.
My question is .Do I need to concern myself with Latent defects? If so can you advise me how I should address this. Thank-you.

Get a party wall surveyor. Now. Your neighbour will have to pay the cost.

Take lots of photos of everything now so if anything does affect you then you have evidence for you, or your insurance company, to use in a claim later.
Up to you whether you get the quack 'party wall surveyors ' in. It depends on how much you want to p off your neighbours.0
