No money, but want to sell house.

Hi I have no money but want to sell my house that is mortgage free.Do I need any money up front?

    You may need to pay your conveyancer a small deposit - I paid an initial £50 when I sold my father's house.

    Does your home have an EPC or energy performance certificate? if not this will cost you around £50

    Your solicitor may also require some kind of upfront payment 

    Also where will you be moving to? if into rented, for example, you may have to find the funds for this before you have the money for the house sale?

    Removal costs, again, even if you hire a van the cost is met before you have the funds from the house sale

    And if it's in Scotland they'll need a Home Report, which will be substantially more than that - I think some agents will offer to defer payment, but it will need paid eventually whether or not there's a sale.

    I paid a deposit to the solicitor for the sale of my late Mum's leasehold flat.  £500 for a report from the Managing Agent for the buyer.  My solicitor will pay the EA when she receives the funds and I assume I will pay the remainder of her fee after that.
