No sign of slowing market here

Blimey, a for sale sign has gone up outside one of the houses in our street. Went outside for a nosey and some of our neighbours were chatting to the daughter of a lady who owns another house here. She's spotted it and booked a viewing, and another chap who lives in a rental property had gone across and taken the number off the board. I know they want to buy. So 2 viewings booked and the board hasn't been in the ground 10 minutes.

  • We had one on our road. Agent said it had sold before marketing.

    went back up for sale two weeks later. Still for sale 6 weeks after that.

    I think until things are actually sold sold you never can tell.

    I'm pretty certain the folk in the rental will buy it if nobody else beats them to it unless there's something seriously wrong with it. They've been waiting to pounce for a long time (4 years) and their rental is very expensive.

    I reserved on a new build last week so it doesn’t (hopefully!) affect me so much, but where I am (south east, Hampshire) things do seem to be cooling. Whereas it was previously impossible to even get a viewing on a nice house, quite a lot seems to be being put back on the market and I’m actually getting unsolicited calls from agents asking if I’m interested in coming to view properties

    A few doors down has gone up for sale - Offers already in and they haven't got a 'for sale' board up.

    Round my way, South West Surrey / Sussex borders, it really is a case of first and final offers. One of the (soon to be ex) neighbours put their house on the market at £1.8k, and it sold within the week for £2.2m. EA was very clear with bidders that each offer should be first and final. They exchanged in July - dont think they have completed yet though.

    OP again. Well the property a few doors down went to best and final and sold 6 days after going on the market. The people who are renting offered nearly £25K over and missed out.  Our next door but one neighbours have now put theirs up for offers over £125K more than the asking price of the other one. Admittedly it's larger, but I wouldn't have valued ours which is similar size at that price. I think they know the renters are pretty desperate to buy and are trying to cash in.

    ...and you can bet the EA was ringing around their list of known-lookers before the board went in.
