    This was the same with my nans house when she died last year.  Its fairly simple to sort out if a little time consuming, a solicitors was appointed in out case but it could have been done by themselves if executors had chosen to.

    It's worth asking his solicitors (if he had any ) whether they hold any deeds, and his bank if they do.

    If not, then you would have to apply to the land registry. There is information here about what will be needed and what the outcomes may be .

    if you can show that your dad has been living there for over 40 years then you shouldn't have any difficulty getting at least posessory title.

    So sorry for your loss.
    ive only read this quickly but my in laws bought their house without a mortgage in the 1950s. Before my MIL died she told me her solicitor was local so we contacted all the local ones and found her deeds. I know you've said you've seen them, but they might have been given back to a solicitor for safe keeping.
    Try all the solicitors within a few miles radius - in those days people tended to use local ones. Some may have disappeared but newer ones may know of the older ones, or even taken the work over.

    That is a major relief. Now, if you have all the documents showing a clear chain of ownership from when the house was built, it will make the process of compulsory first registration much easier. As you are planning to sell, the buyer would need to do the registration (although they may ask you to do it - Just say "no"). It will bump their legal costs up a little, so they may want to try and use that to reduce the final price.
