Looking to move to leamington spa

Hi, I'm a single mom looking to move to leamington spa. It's the top place on the list due to its affordable rent prices for a decent house with a garden, connectivity to major cities and proximity to milton keynes (family) but there are mixed reviews about the South area which is where my budget falls.
That said, I saw schools in South leamington that are often outstanding and the transport network looks good for commuting. But I don't want to move without knowing much more about South leamington. I. E.
1. Safe and friendly neighbourhood to raise a young boy
2. Peaceful neighbourhood
3. Commuting train and bus station proximity as not driving at the moment
4. Not a flooding or natural disaster area
5. Has amenities (school, hospital, shop, parks, church) Close by
6. Low crime, gangs, drunks, etc

Most of South Leamington is ok, bar a few streets. Sydenham has improved of late whilst Whitnash is safe but bland, having said that they are swamping the south side around Heathcote with new lego build housing estates. Lillington on the north side of town is probably worse than any part of South Leamington.
Besides I'd choose Rugby over Leamington, only 15 miles away far better road and rail links, (you are on a direct line to Milton Keynes), cheaper, good housing stock and no students. Leamington is overrated you pay a big premium only because the town centre is full of posh white Georgian terraces and it has the prefix Royal.1 -
