Roofing quote. Seems very high.

Hello, I’d be grateful to receive any feedback on whether this quote is reasonable.

The quote is for a roofing job that is necessary following the discovery of a leak.

Property is a three bedroom terraced house.

Lead flashing is needed on one side along with renewing the two valleys with zinc.

Exact quote says:

Supply and erect scaffolding to property

Supply and fix code 4 lead flashing to be stepped into brickwork and re pointed using 3 sand 1 cement

Renew valleys using 12g zinc

Remove all rubbish

Cost £4000 plus vat.

Hard to know without knowing the job . I would say its a hard days work . no more code 4 200mm about a tenner a yard max . zinc valleys 15 inch about £25 per 8 ft max . If its 2 valleys on a not too big roof then 6 lengths of zinc and about 10m of code4 200mm . £250 in materials and a bit of butter . scaff can be expensive but for a week on a semi I would expect no mpre than £600/700 max
  • Thanks for your reply. Is there any other information I could provide to help you judge whether the quote is fair? Obviously the materials needed and scaffolding are only a part of the total cost. I have no idea how much labour would be for a roofer.

Pardon the pun but - that's a bit steep!

With any building work, I was once advised to always get three quotes, not just one.

So that's what I do and what I would advise. Get some more quotes. Then you will have more of an idea of what roofers charge and what a reasonable cost for the whole job is.

I think that's good advice and I am trying to do that. To be honest it's been difficult to get quotes, and that's one of the reasons I posted on here. I'm not sure how long one can reasonably wait after getting a quote. If it takes 3 or 4 weeks, will the first roofer still think of their quote as valid?

if the bits and the scaff is a grand then the labour for 2 or 3 roofers is 3 k for a days work . get more quotes from recommended tradesmen . don't go to trust a trader or builder ect . paid to advertise and do not rate bad jobs

Ok thanks. It's tricky because I it's been difficult getting quotes and I don't know anyone who has someone to recommend.
