A property in the country with very little land isn't what most people are looking for. Usually, inconveniences of location are offset by a larger plot or some other feature one would pay more for in town. Add no certainty about parking and it seems you've found the worst of all options here, unless there is something remarkable you've not mentioned.1

Oddly it seems that many houses in the country have much less parking space than those in town/city centres. Unless the house has ample off road parking there is often very little space to park on the road as they tend to be too narrow and there's no marked parking areas.I would pull out, you were basically told a lie which is very annoying (I was told a property I had offered on had a share of freehold and later found out that it actually didn't and that was a deal breaker for me).However, you could first approach the neighbour directly and explain the situation and see what they say about selling the space. It might annoy the vendor but why worry about that.1
