Vendor/EA won't take off of market

    We had the valuation arranged and booked for the next day. The vendors changed their minds and decided they do not want to take the property off of the market until we receive our mortgage offer. 


    I suspect that's what they meant from the outset.  The vendors were referring to the lenders valuation. Not you conducting your own. What position is your mortgage application at?

    That is the lender's valuation. I completed my application Tuesday morning and the valuation appointment was for Wednesday afternoon. We are approx. 2 weeks away from mortgage offer based on current service levels.

  • If my mortgage offer was due sooner I wouldn't worry too much. But knowing it is 2-3 weeks away it has me on edge! 

    I'm still looking but like I've said there isn't really anything new or suitable for me sadly.

    It’s really unfair that they are asking you to demonstrate all this commitment when they have made none. I would presume They don’t want to move. Most people want to get things moving and can’t be bothered doing more viewings when they get an offer IMO. I would keep looking.

    All that's required is a little patience. Requires trust between all parties. Moving house, in particular finding a suitable one isn't always easy. Little point in assuming what other people are thinking. Not least in these Covid times. Where many people's personal mental health has taken a battering.

    I'm in a similar position! My vendor won't take it off the market until I receive my mortgage offer but it is still at least 9 days away. I wish I had some advice in this situation but just try to sit tight and cross your fingers. 

    It might be the estate agent advising the vendor to keep it on the market AND offer viewings. Or it might be the vendor insisting on it.

    I am continuing to look at other properties but there isn't anything else right for me at this moment in time. I am continuing to look daily and will view anything else. They haven't found anywhere for over a year but they asked for me to start my mortgage application/valuation as soon as my offer was accepted. Once I have my mortgage offer that will only be valid for a set amount of time so it seems like they're applying a time pressure to it when it won't benefit them further down the line. 

    It is extremely unlikely you'll end up in this house.
  • Valuation has returned 20k under PP. So I'm going to back out now. I don't have the funds and there are too many red flags to make it worthwhile.
