Conveyancing searches

We have been waiting 6 weeks for searches to be completed on a property purchase , when I chased this up with my solicitor they advised they are still awaiting them to be returned , yet when I checked with the local council direct they advised they had been returned to the search provider 2 weeks ago ... should my solicitor have direct access to this straight away ? 

The water provider said they hadn’t received any search request and are usually done within 24hours also 🙈 

I have advised my solicitor of my independent chasing and yet to recieve a response 

should I be concerned my solicitor is lying to me ?

  • Its likely they are using a 3rd party company to carry out the search process on your behalf (majority of conveyancers work this way). So perhaps its either in the pipeline or they have the info and are compiling it. The water searches and the environment generally take longer than the LA searches.

    The firm I work for uses a search agent, so return times are dependent on the agent's work flow in addition to the local authority and the solicitors' workflow.  The solicitor will only have access to the searches once they are received from the agent.  The solicitor may also wish to review them before forwarding them to you for your perusal.  This part of the process shouldn't delay anything as it is done in tandem with other necessary processes.

    In my experience it is the local authority search which is the last search to be returned.

    Thankyou for your help, we have now had all searches back with only one query raised to the other side ... not done this before .... what should I expect to happen next ? Once the query is satisfied would I then receive the contract to review for exchange ?
