Santander causing issues
We are buying and selling. We put an offer in on a property towards the end of April and it was accepted. At the same time our house was listed as we accepted an offer on our property from FTB on the 1st May.
The buyers of our house asked for a date of entry of the 2nd July which we were all fine with.
We provided all required information and were chasing twice a week for updates.
The buyers solicitors were very slow at replying to our Conveyancer but when we did get a response we were advised everything was okay and going as planned.
They then announced on 25th June that our buyers were still waiting on their mortgage offer coming through from Santander, but that it should be through in a few days. They advised they wouldn’t make 2nd July so could they extend to 16th July and that would give them an extra weeks breathing space.
We get to 12th July and have not heard anything more so we chase and the buyers solicitor finally respond on the 15th July.
According to their solicitor it will be ‘several’ days before loan papers are issued but that they anticipate no issues with them being issued (they said this before)
We contacted our Estate Agents and she advised that she had managed to get hold of the buyers who were on holiday, and they were going to call their mortgage advisor and their solicitors to see what was happening.
We then spoke to our Estate Agent on Monday 19th July and she was advised by the buyers solicitor the mortgage offer should be through on Wednesday 21st.
Advised today after several phone calls that their is still no mortgage offer from Santander. The buyers solicitor and mortgage advisor are being so guarded and slow with everything.
Meanwhile the people we are buying from are starting to get nervous and do not want any further delays.
We are so stressed.
Do Santander normally take 11+ weeks to approve mortgages?
Is this all normal when it comes to house selling/buying?
Should we be giving the buyers a deadline?

The buyers of our house asked for a date of entry of the 2nd July which we were all fine with.
That's great. I'm assuming you also ran this by with Santander, the Solicitors, search providers, etc and they all said it was fine yeah?
Why else would you be complaining about them not being able to meet the date. Cause it's definitely not a self imposed date.

For mortgage times you might be better off posting on the Mortgages & Endowments board some brokers frequent. They’d know average times for Santander.0 -
From previous reading on the Santander timeline thread on the mortgages board, there is a big difference in timescales between simple and complex applications. A simple application (employed buyers with low LTV) can take less than a week. A more complex application (self employed, furloughed, higher LTV) can take much longer as each piece of evidence asked for has to be seen by underwriters and goes to the back of a queue each time.0

In Scotland the date of entry (= completion date) is provisionally agreed upfront, so yes the solicitors will be aware of it, and there's no hanging around for searches here either.
