I would wait till February time…likely there are more houses for sale at the start of the year. We out our last house up for sale in October and managed to find another property in February, we looked for 4 months… pickings were very limited.

As an FTB that's very keen to buy asap, I'm desperately hoping for more properties to come on the market in the next few months as the market seems to have suddenly dried up. I'm sure there are other FTBs like me who missed the stamp duty holiday but are eager to buy during autumn/winter.

Ours was listed very beginning of October, sold after 2 weeks, our sellers and rest of chain all found properties to buy in October some of those newly listed. If your house is presented well and priced right, it will sell any month and any day of the week.

We were told that there are less buyers in the autumn but that they tend to be serious buyers.  Ours sold very quickly and our buyers didn’t mess us around.

I put my house on the market in November after a buyer pulled out. Some said November is a bad time but I wanted it straight back on the market. It sold within a week. I say the best time is ASAP. Good luck whatever you decide.
