Valuation impact of noisy neighbour/ threatening behaviour

Hello all,
my neighbour (flat below me) has just threatened me and accused me of stomping my feet above him.
he pushed my door open when I tried to close it and basically threatened to beat me up.
I own my flat and he is a tenant.
I’ve “complained” to him before about his late night noise levels.
ive got no idea what he is on about with my stomping my feet during the day.
im still on hold to the police.

Will reporting him for harassment reduce the value of my property? Or will they intertwine it with the noise issue?
ive not formally reported the noise issue to the council as I’m scared of it reducing the value of my flat.

Will a dispute reduce the value of a property - Not generally. It might put some potential buyers off though.If you are being threatened, you are doing the right thing by reporting it to the police. If the noise is loud and/or during anti-social hours, it should be reported to the council if it is a regular thing.Any language construct that forces such insanity in this case should be abandoned without regrets. –

as for reporting, you’d have to declare it when you sell30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0 -
If you make any formal complaints about a neighbour. Be that to the police/council/landlord/management company then you have to declare any disputes when you sell.It’s not necessarily going to lower the value of your home. It just may put potential buyers off.But I think noise is a personal thing. Some people (myself included) are more sensitive to it than others.Better to try and diffuse any situation without getting police/authorities involved if you can.A quiet word when everyone’s calmed down.0

It’s laminate flooring, but I’ve not been stomping at all.The noise “complaints” go the other way- I’ve emailed his landlord a couple of times to ask him to be quiet during late night as I have spoken to him personally but he doesn’t care.
So, would reporting my neighbour for harassment, be classed as something I would have to declare?
This has come out of the blue and he’s never mentioned it before tbh, and I am actually very quite as I wearing padded flip flops!0 -
If the flooring is laminate whether you realise it or not you are likely making a noise.
You have to report the threat otherwise who knows what could happen in the future. Just declare everything when you sellAn answer isn't spam just because you don't like it......7 -

A further report of harassment isnt going to make much difference in addition to that.Probably best to get a rug and/or soft slippers.3 -
I’m allowed to walk about in my home, and I’m very conscious of any noise I make as I’ve experienced this before so just believe me when I say it isn’t me.Just to refocus, my question relates to the person threatening me and any impact on my flat price- would reporting this to the police impact the value? The above indicates it may put someone off1

Putting people off is the same thing.
An EA won't value your property lower. Mainly because they simply won't know, unless you tell them or he's a pain when they come around.
However, at some point in the legal process anyone who offers will know as you have to declare disputes. That might put them off so your place may be harder to sell without an adjustment of price.
But he might leave before you sell if he's a tenant. Never know.0 -
