Self Catering Planning Permission

Hi, our next door neighbours house has just been sold and the new occupants are starting to use it as a self catering holiday let. Access to their house is by a right of way through our passage which runs between the two houses. Do they need our permission to convert this previous residential home into a holiday let as we will now have countless visitors using this passage way? I am concerned about the potential for increased noise and also on the possible negative effect that this may have on the value of our house. Your thoughts would be appreciated.

Most Councils do not classify holiday let as a planning change of use but check with your local Council if there are special rules. As far as right of way is concerned the guests of the owners will have the same rights unless there is some specific restriction in the deeds.

The planning issue typically depends on whether there is a material change in the way the property is being used.
If it's let to family groups who behave like single household, there's probably no material change of use - it's still really being used as a single dwelling.
But if it's let to groups of teenagers as a party house - that's probably a material change of use, and that would probably require planning consent.
Or if it becomes "bed and breakfast" type accommodation with multiple guests arriving and leaving every day, perhaps at unsociable hours - again that's probably a material change of use.
And you need to check the deeds to see what they say about rights and restrictions to using the passageway.
