Failed to exchange - again - day 2

Another day of failed exchange … 
I’m  not sure how much longer I can handle this stress. 

Monday - agreed on completion date ( 21st ) , all 3 of us via solicitors.  Ready to exchange on Wednesday. 

Tuesday - my lender came back and said they can release the funds for the 21st. 

Wednesday - Me and my buyer gave authority to exchange. No one was able to get hold of my seller’s solicitor, all day. 

Today - Me and my buyer gave authority to exchange again. 
My seller’s solicitor didn’t answer her phone all day. At 4pm sent an email to my seller that they are “ having a final sign off of the documents and will be in contact when they ready to exchange “. 

Spoke with my solicitor and he signed off all my paperwork weeks ago. So had no clue why this solicitor only doing it this late , specially that on Monday they said we can exchange on Wednesday. 

I spoke with my seller directly and her and her dad is stressed out as well. And she keeps apologising about the hold up  

I have no idea what’ll happen if we don’t exchange tomorrow. I can’t have a weekend not knowing. 

How am I supposed to pack up my house all by myself ? Ready to move out on Wednesday morning. 

I’m so stressed out , I just want to cry :(

    Try not to over stress yourself as it’s not entirely in your control.

    hopefully you are able to exchange soon.
    try contacting the seller’s solicitor in the morning, likely over stretched with the stamp duty holiday workload. 

    You are near the end of the process, hopefully exchange and complete soon.

    How am I supposed to pack up my house all by myself ? Ready to move out on Wednesday morning. 

    I’m so stressed out , I just want to cry :( 
    You were agreeable to the 21st July for completion. Often there's minute hitches when trying to get everybody's ducks in order at the same time. Lack of exchange in itself isn't a major issue if all parties are working towards an agreed date.

    Have you not packed anything at all already? 
    Yes I did pack most of the stuff and I have friends and family help to move. Hired a van etc. 
    But what if it doesn’t go through and we packed everything ?

    then I just feel bad waistline their day at time.

    Thank you. I was just surprised that on Monday it was still all good. 

    Then suddenly yesterday the mid solicitor said she haven’t even signed off all the paperwork. 
    And will be in contact when she’s ready with everything and can exchange. 

    also I heard and read horror stories that most solicitors doesn’t like exchanging on Friday because that’s a completion day and they busy. 
  • Unfortunately this is the epitome of house sales, not helpful to you at all i know but yes, a very, very, very anxious time.

    Wasting people's time is an awful feeling, i completely agree, but at this stage you're in the hands of others and you just have to be in that limbo period - until you're not.

    Completely powerless and it's a horrible feeling especially when you're a very ordered and organised person (like me!) 😕
