Impact of changing mortgage adviser

Hi all!
To cut a long story short, my current mortgage adviser is not communicating, and it’s causing a lot of anxiety. After six weeks of silence, I am looking to move to a different mortgage adviser to get me through the mortgage process.
If I did this, what would the impact be? Would there be significant financial implications from the solicitors?

Have you applied for a mortgage or just received advice?

It’s complicated really. I applied for a mortgage with him 6 months ago for one property. This fell through, due to issues with the help to buy scheme changing and the regional caps.kasqueak said:Have you applied for a mortgage or just received advice? The developer has since found me a different plot, and so I’m now at the stage where I should be applying for mortgages and filling out the help to buy paperwork. Whenever I ask for an update, I don’t seem to get any response.0 -
Is this the same broker you had issues with back in December due to a lack of communication? Have you tried posing as a new customer to see if you get any response?pjw1592 said:

Indeed this is the same broker! After a formal complaint to his partner, he apologised and was great. Now he’s doing the exact same all over again!Lover_of_Lycra said:

I haven’t posed as another customer. I guess I know he is getting my emails, and want simple replies. Even if that reply says that no more progress has been made! I’m now just wanting to move over to a different company for help with the process, but am loathe to do so if his poor communication incurs me additional fees from the solicitors!0 -
Why would is cost you additional fees from the solicitors? If a mortgage hasn’t been found yet by the broker your solicitor won’t have done any work yet regarding the mortgage.pjw1592 said:

Do you need a broker? Can you not do it yourself and save all the agro by just going direct?30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0

Well, to be honest I get very confused by the entire process, so don’t know what does/doesn’t incur fees! My solicitor has been pretty poor at communicating too, so the entire process has been a nightmare to be quite honest! I don’t even know where to pick up the pieces!Lover_of_Lycra said:

If you already know what lender you want to use you could just contact them and use their mortgage advisors. I've just done that through Newcastle building society, rang them once my offer was accepted, they booked me an appointment with an advisor who asked me all the same questions as broker's have asked me previously. Then got me an AIP, sent out forms to sign and told me what documents we needed to send them. When I sent it all back they told me what was outstanding, sent it all back, got our mortgage offer the next week.pjw1592 said:
Hey! I would do (and after the time I’ve had, I wish I could!), but I get so confused by all the jargon, and I worry I will mess something up and lose everything!davilown said:Do you need a broker? Can you not do it yourself and save all the agro by just going direct?
I applied for a mortgage last year through a mortgage advisor, the sale fell through due to the pandemic but I had a lot of issues with the mortgage advisor and it really put me off. Then we spoke to one earlier this year who tried to tell me we couldn't get an AIP when I already had 1 (had done one myself a month before so we could view properties). I know they're not all bad but I just didn't want to go through all that again.0
