Total cost of house buying process

I have started looking at houses to buy in Swansea, where my family is based and where I work.

My status is as below:
First time buyer
Buying alone
41 years old
£40k salary
£24k savings
No credit card/loans/store card debt
Looking for houses £150k and less
Great credit history/score.

I'm looking for a ball park figure of the total cost of the house buying process. I know it will vary depending on mortgage provider and solicitors used, I just want an estimate of the costs outside a deposit. I have looked at various sites but they usually provide broad ranges of costs, too broad to be useful.

i.e. should I be thinking about an £18k deposit with £6k put aside for fees/costs/tax, or £22k with £2k put aside.

    We’ve just bought a house for the same price. We kept £5000 for fees (we did have over £1000 left over). We did a few extra searches so that cost slightly more. 
    We covered insurance with this too.

    I’m also a FTB so my fees so far are: 

    Solicitor fees - £1,200 
    Homebuyers Survey - £510 

    My mortgage broker was paid by the lender so nothing to pay there, and you can add the mortgage fee on to your mortgage. Then you have additional moving costs (if applicable) and insurances etc. 

    You may also have further costs depending on the house you buy (age, condition) and whether the survey flags up any issues that need rectifying.

    In Yorkshire £150 k for the house. 

    £400 mortgage advisor. (Not en entirely straight forward case 
    £700 level 3 survey - the house is a converted barn therefore I’m going all the way. In case. 
    £1000 solicitors. Bang on. 
    £24 - maybe for chancel liability search which is not standard apparently 
    £400 ish not yet got quotes for removal men / men with a van. 

    So long as it’s not falling down no work needs doing immediately. It’s all white. I want to remove some mirrored wardrobe doors and will need to make nice when I do . But hopefully they won’t pull down the whole wall.

  • Thanks for the reply guys, nice to get feedback from people who have gone through the process!

    Think I'll move forward with using £20k out of my £24k savings for a deposit and use the £4k for fees with my salary available for any shortfall.
